The Villages® = Most consistent demand (but buyers are pickier)
The Villages® tends to have the most reliable buyer pool because it’s a destination lifestyle market.
What that means: the right homes still move, but overpriced/dated listings get ignored until they adjust.
Best for: buyers who want the lifestyle and sellers who price correctly.
Ocala = Biggest variety + best “deal hunting” potential
Ocala gives buyers more range: neighborhoods, new construction, acreage, and pricing bands.

Best for: first-time buyers, families, investors, and acreage shoppers.
Lady Lake = Convenience + flexibility (often more negotiation windows)
Lady Lake is a “close to everything” hub near The Villages®.
What that means: you can often find more variety in home types and sometimes more negotiating room than The Villages®, depending on the property.
Best for: buyers who want central convenience without being fully inside The Villages® lifestyle.
Fruitland Park = Quiet lifestyle + space value
Fruitland Park is the “exhale” market — calmer pace, small-town feel, and often more breathing room.

Best for: buyers who want peace, space, and a quieter home base.
Wildwood = Growth + newer-home options + pool-lot potential
Wildwood keeps attracting buyers who want newer communities, easy access, and a strong “alternative to The Villages®” vibe.

- Days on Market / Days to Pending
This tells you if buyers or sellers have momentum. - Price Reductions
Price cuts are the clearest sign of seller pressure and buyer leverage. - New Listings vs Sold
If listings are coming on faster than they’re selling, buyers gain options — and negotiating power.
