Here’s the practical breakdown I walk buyers through so you can choose the option that fits your life (and your wallet).


Why new construction is getting extra attention in 2026

Across Florida, builders have been using incentives (rate buydowns, closing cost help, upgrades) and building smaller/more efficient homes, which has pulled new-home pricing closer to resale in some markets.

New construction usually wins if you want:

  • A newer roof / HVAC / systems (less surprise maintenance early on)

  • Builder incentives that reduce your cash out of pocket or monthly payment
