Because it shows whether supply is building faster than demand.

The latest snapshot (what the numbers are saying)

Here are two recent, credible views of the market:

New listings: 213 (as of Feb 28, 2026)
Homes sold: 100 in February 2026

The ratio (New Listings ÷ Sold)

213 ÷ 100 = 2.13

Plain English: for every 1 home that sold, a little over 2 new listings came on. That typically means buyers have more choice and sellers face more competition—especially if a home isn’t priced and presented well.

If you’re buying

When this ratio rises above 1.0, it often brings:

more price reductions
more negotiating room on listings that sit
more leverage for closing costs / repairs (case-by-case)
