Spring is when The Villages® typically feels the most “alive” in real estate—more listings, more showings, and more buyers ready to make a move. But going into Spring 2026, here’s the key: the market is moving… but buyers are still selective.

The quick snapshot (latest monthly trend)

In January 2026, The Villages® median sale price was about $340,000 (down ~9.33% YoY), and homes sold in about 41 days on average (faster than last year).

That combo usually means: well-priced homes are getting action, while “hopeful pricing” gets ignored until a reduction happens.


What to expect in Spring 2026 (real-life version)

1) More inventory and more choice

Spring generally brings more homes to market, which creates more options for buyers (and more competition for sellers).
Translation: If you’re a buyer, you’ll likely have more to pick from. If you’re a seller, your pricing and presentation matter more.

2) Faster decisions on the best homes

Even in a more balanced market, the “A+ listings” still move—especially ones that are:

  • priced correctly from day one

  • clean/updated/turnkey

  • strong location (and the right village fit)

3) Rates can change buyer urgency

Nationally, mortgage rates have been hovering around an important psychological level (below 6% recently reported), and that can pull more buyers off the sidelines.
Translation: If rates dip, the best listings can get more competitive quickly.

When days-to-contract starts dropping, it’s a sign the market is tightening and you need to move faster on the right home. Right now, the overall pace in The Villages® is sitting around 41 days on average (based on the latest monthly snapshot).

  • Be ready to act quickly on the right home—but don’t overpay for the wrong one

  • Focus your negotiation on listings that are:

    • 30+ days on market
