Wildwood Monthly Market Update (February 2026): Prices, Inventory, Days on Market

Wildwood has been one of the hottest “alternative-to-The-Villages” choices in Central Florida for a while—and the market data is showing something buyers will like going into early 2026: more time, more options, and more negotiation opportunities than the frenzy years.

The quick takeaway

In the most recently reported monthly snapshot (December 2025), Wildwood prices were slightly down year-over-yearand homes are taking about the same amount of time to sell as last year, which is a sign of a more balanced market.


1) Prices

  • Median sale price (Dec 2025): about $323,990 (down ~4.7% YoY)

  • Zillow “average home value” (Wildwood): about $289,657 (down ~2.7% YoY)

What this means in real life: there’s a bigger spread right now between:

  • updated / turnkey homes that are priced right (still move)

  • “ambitious pricing” homes that sit and start reducing


2) Days on market (speed of sale)

  • Average days on market (Dec 2025): about 69 days (roughly similar to last year)

Why this matters: when DOM is stable and not ultra-low, buyers can:

  • negotiate more confidently (especially past 21–30 days)

  • ask for repairs/credits on inspection issues

  • avoid panic offers


3) Sales activity

  • Homes sold (Dec 2025): 41 (up from 37 last year)

That’s a sign demand is still there—just not the same “everything sells instantly” environment.

In Wildwood right now, the best leverage typically shows up when a home has been sitting long enough that the seller is ready to deal. With DOM around 69 days, there’s room to be strategic.
