Ocala: Homes With a Pool vs No Pool (June 2026) — What Buyers Want and What It Means for Price

By Brian Williams :: Realtor® (LPT Realty, LLC)

If you’re buying in Ocala this summer, one question comes up constantly:

“Is it worth paying extra for a pool… or should we buy a home without one?”

The answer depends on your lifestyle, your timeline, and whether you’re paying for a pool that’s usable and well-maintained—or inheriting a future expense.

The big picture: Pools are popular, but not every pool is a “premium”

Ocala has a large pool-home inventory—hundreds of active pool listings at any given time.
That means buyers have choices, and sellers don’t automatically get a blank check just because there’s water in the backyard.

What buyers typically pay extra for (the “pool premium” that makes sense)

A pool tends to command more interest when it checks these boxes:

1) Screened enclosure + clean presentation

Screened pools feel more “Florida-ready,” and buyers love the usability.

2) Updated mechanicals + clear maintenance history

If the pump/filter/heater system is older or questionable, the “premium” disappears fast.

3) A backyard that still functions

Pool + usable patio + some yard space = best of both worlds.

When a pool is NOT worth paying more

Pools often don’t justify a premium when:

  • the pool looks dated or needs resurfacing
  • equipment is near end-of-life
  • the deck/enclosure is tired
  • the home is priced like turnkey, but the pool screams “project”

Translation: Some pool homes sell slower because buyers mentally add repair costs.

Buyer decision framework: pool now vs pool later

Here’s the easiest way to decide:

Choose a pool home now if:

  • you’ll actually use it weekly
  • you want the lifestyle immediately
  • you want the “ready-to-enjoy” version (screened, clean, maintained)

Choose no-pool (but room for one) if:

  • you want more negotiating power
  • you’d rather build the pool you want
  • you prefer a lower purchase price and lower maintenance

A practical market note for June 2026

Ocala homes overall are spending roughly ~80 days on market on average.
That’s a big clue: this isn’t a “buy today or lose it” market across the board—so you can make a smart decision without rushing.
