When buyers shop in Ocala, it is easy to focus on the fun stuff:
The kitchen.
The pool.
The acreage.
The flooring.
The backyard.
The photos.
But in Florida, some of the most important details are not always the prettiest details.
They are the big-ticket systems:
✅ Roof
✅ HVAC
✅ Water heater
✅ Electrical
✅ Plumbing
✅ Insurance eligibility
These items can change your monthly payment, your cash needed after closing, and whether the home is truly a good deal.
Why this matters so much in Florida
Florida buyers need to think beyond the list price.
An older roof or older system can affect:
- insurance options
- inspection results
- repair negotiations
- future maintenance
- monthly comfort
- resale value
Florida law says an insurer may not refuse to issue or renew a homeowners policy solely because of roof age if a qualifying inspection shows the roof has at least five years of useful life remaining. For roofs at least 15 years old, the insurer must allow the homeowner to get that inspection before requiring replacement as a condition of issuing or renewing coverage.
That is helpful—but buyers still need to verify the insurance quote, roof condition, carrier guidelines, and inspection results before closing.
1) Roof: the first question I ask
Before getting excited about a home, ask:
- What year was the roof replaced?
- What material is it?
- Was it fully replaced or partially replaced?
- Are there permits?
- Is there visible wear?
- Has the seller had any roof claims?
- Will the insurance company accept it?
A newer roof can make the insurance conversation easier. An older roof does not automatically kill a deal, but it does require more due diligence.
2) HVAC: comfort and cost
In Central Florida, the HVAC system works hard.
Ask:
- What year is the HVAC?
- Has it been serviced regularly?
- Does it cool evenly?
- Is the air handler clean?
- Is the system sized correctly?
- Are there maintenance records?
A home can look beautiful and still need an HVAC replacement sooner than you expected.
That cost matters.
3) Water heater: small item, real issue
Water heaters are often overlooked, but they can still create inspection and insurance questions.
Check:
- age
- location
- signs of rust or leaks
- expansion tank, if applicable
- shutoff access
- permit history, if replaced
A water heater is not usually the biggest expense in the home, but it is one more item that affects your total risk.
4) Electrical and plumbing
Older homes can be great buys, but you need to understand the systems.
Ask:
- What type of electrical panel is present?
- Any outdated or problematic components?
- Any aluminum wiring concerns?
- Any polybutylene or older plumbing concerns?
- Any past leaks?
- Any evidence of unpermitted work?
These questions matter because they can affect both safety and insurance.
5) Insurance quote before the inspection deadline
This is one of the most important steps.
Do not wait until the end of the process to quote insurance.
Before your inspection period is over, you want to know:
- estimated premium
- roof acceptability
- wind mitigation credits
- four-point inspection concerns
- deductible options
- whether the carrier requires updates
- whether any system issue could affect binding coverage
This helps you negotiate while you still have options.
My Ocala big-ticket checklist
Before making an offer, I want to know:
- Roof age and permit history
- HVAC age and service history
- Water heater age
- Electrical panel type
- Plumbing type and leak history
- Insurance quote
- Inspection strategy
- Likely repair or credit request
- Whether the home is still a good value after repairs
That final point matters most.
A cheap home with expensive system problems may not be cheap.
Buyer strategy for July 2026
If you are buying in Ocala, do not automatically run from older systems.
Instead, price the risk correctly.
A home with an older roof, older HVAC, or insurance concerns may still be a good buy if:
- the seller is realistic
- the price reflects the condition
- the insurance path is clear
- the inspection supports the numbers
- your budget can handle the timeline
The best buyers are not scared. They are prepared.
