The Villages® Garage and Storage Guide: What Downsizers Should Check Before Buying
The Villages® Garage and Storage Guide: What Downsizers Should Check Before Buying
By Brian Williams :: Realtor®

When buyers move to The Villages®, many are downsizing.
They may be leaving a larger home.
They may be selling a basement full of storage.
They may be giving up an attic, workshop, extra garage space, or years of accumulated belongings.
And at first, that can feel freeing.
Less house.
Less maintenance.
Less stuff.
More lifestyle.
That is the goal.
But here is the part buyers sometimes underestimate:
Downsizing does not mean you no longer need storage.
In fact, storage may matter more than ever.
Especially in The Villages®, where buyers often need room for vehicles, golf carts, golf clubs, bikes, tools, seasonal decorations, guest items, hobbies, and outdoor gear.
So before you fall in love with the kitchen or lanai, slow down and check the garage and storage.
It can make a big difference after you move in.
Why Garage Space Matters So Much
In many places, a garage is just where you park the car.
In The Villages®, the garage can be much more than that.
It may need to hold:
A car or two.
A golf cart.
Golf clubs.
Bikes.
Storage bins.
Tools.
Holiday decorations.
Beach chairs.
Coolers.
Hobby supplies.
Cleaning supplies.
Guest items.
That is a lot to ask of one space.
A garage that looks fine during a showing may feel tight once real life arrives.
That is why buyers should evaluate garage space carefully before making an offer.
Do Not Just Count Garage Bays
A listing may say one-car, two-car, golf cart garage, or expanded garage.
That helps.
But it does not tell the whole story.
You need to look at the actual layout.
Ask:
Is the garage deep enough?
Is it wide enough?
Where would the golf cart go?
Where would storage cabinets go?
Can I open the car doors comfortably?
Is there room for bikes or clubs?
Is the laundry area taking up space?
Are there steps, mechanicals, or shelving that reduce usable space?
Two garages with the same description can live very differently.
Golf Cart Storage
If you plan to own a golf cart, think through where it will actually go.
Do not assume it will fit easily.
Ask:
Will the golf cart fit with the car or cars?
Will I need to move vehicles around?
Is there room to charge an electric cart?
Is there space around the cart?
Can I get in and out easily?
Where will golf clubs go?
Will the cart block storage?
The golf cart lifestyle is great.
But it needs a practical setup at home.
Storage for Downsizers
Downsizing usually means making decisions about what to keep.
But most buyers still bring more than they expect.
Think about what you use throughout the year:
Christmas decorations.
Patio cushions.
Golf gear.
Tools.
Luggage.
Important documents.
Family keepsakes.
Cleaning supplies.
Extra bedding.
Small appliances.
Hobby items.
You may not need a big house.
But you still need a place for the things that matter.
A home with poor storage can feel frustrating even if the floor plan looks good.
Interior Storage Matters Too
Do not only look at the garage.
Check the inside of the home.
Pay attention to:
Bedroom closets.
Linen closets.
Pantry space.
Laundry storage.
Kitchen cabinets.
Bathroom storage.
Entry storage.
Guest room storage.
Some homes have great closets.
Others are limited.
Some kitchens have more cabinets than others.
Some laundry rooms offer extra storage.
Some homes feel open and beautiful but do not have many places to put things.
That can matter after the excitement wears off.
Pantry Space
The pantry is easy to overlook.
But it affects daily life.
Ask:
Is there a pantry?
Is it large enough?
Are the shelves useful?
Will small appliances fit?
Where will bulk items go?
Is the kitchen cabinet storage enough without a large pantry?
If you cook often, entertain, or have family visiting, pantry space can matter more than you expect.
Guest Items
Many buyers in The Villages® host family and friends.
That means you may need storage for guests.
Think about:
Extra towels.
Sheets.
Pillows.
Air mattresses.
Beach towels.
Golf items.
Kids’ items or grandkids’ toys.
Extra toiletries.
Even if guests only visit occasionally, you need somewhere to put those things.
A good storage setup makes hosting much easier.
Hobby and Lifestyle Storage
The Villages® is active.
That is one of the reasons people love it.
But active living often comes with gear.
You may need room for:
Golf.
Pickleball.
Biking.
Fishing.
Fitness equipment.
Crafts.
Gardening.
Grilling.
Music equipment.
Clubs and activities.
Before buying, think about how you will actually live.
If you plan to enjoy hobbies, make sure the home has room for the lifestyle that comes with them.
Attic Storage and Heat
Some homes may have attic access or overhead storage possibilities.
That can help.
But be careful.
Florida heat matters.
Not everything belongs in attic storage.
Before relying on attic space, think about what you would store there and whether heat could damage it.
Holiday decorations may be fine.
Certain keepsakes, photos, electronics, candles, or sensitive items may not be ideal.
Garage and attic storage can be useful, but they need to be used wisely.
The Mistake Buyers Make
The mistake is assuming they can “make it work.”
Sometimes they can.
But sometimes they move in and realize the garage is too tight, the closets are too small, the pantry is limited, and there is nowhere for the things they actually use.
That can turn an otherwise great home into a daily frustration.
Storage is not exciting.
But it matters.
A beautiful home with poor storage may not live as well as you hoped.
How to Check Storage During a Showing
When touring a home, slow down.
Open the closets.
Look inside the pantry.
Stand in the garage.
Picture your golf cart.
Picture your car.
Picture your bikes.
Picture your holiday bins.
Picture your luggage.
Picture your golf clubs.
Picture your tools.
Ask yourself:
Where will everything go?
If you cannot answer that question, you need to slow down before making an offer.
My Advice
Do not let storage be an afterthought.
When buying in The Villages®, the garage and storage setup should be part of the decision from the beginning.
The right home should fit your lifestyle, not just your furniture.
It should fit your vehicles, golf cart, hobbies, guests, tools, seasonal items, and daily routine.
Downsizing should make life easier.
The right storage helps that happen.
