Buying in The Villages® is different from buying in a typical neighborhood.

You are not just buying square footage.

You are buying lifestyle, location, garage function, monthly cost, privacy, golf-cart access, and long-term resale appeal.

That is why buyers can love a home online and still end up choosing the wrong fit.

Here are seven common mistakes to avoid.


Mistake #1: Choosing the house before choosing the lifestyle

This is the big one.

A home can be beautiful, updated, and priced well—but still be wrong for how you actually want to live.

Before choosing a house, ask:

  • Do I want to golf often?
  • Do I want to be close to a town square?
  • Do I want quiet and privacy?
  • Do I want newer construction?
  • Do I want to use my golf cart daily?
  • Do I want a lock-and-leave lifestyle?

The best home is the one that fits your real routine.


Mistake #2: Ignoring garage setup

In The Villages®, garage setup can change daily life.

A standard two-car garage may not feel big enough once you add:

  • vehicle
  • golf cart
  • golf clubs
  • bikes
  • tools
  • storage bins
  • freezer
  • hobby space

A golf cart garage, stretched garage, or expanded garage can make a major difference.

Do not wait until after closing to realize the garage does not fit your life.


Mistake #3: Comparing homes by list price only

Two homes with the same list price can have very different monthly costs.

You need to compare:

  • insurance
  • bond or district-related costs
  • amenity/community fees
  • HOA fees, if applicable
  • roof age

  • future repairs

Turnkey can be convenient, especially for seasonal buyers or out-of-state movers.

But not every turnkey package is worth the premium.

Ask:

  • Are the furnishings current and usable?
  • Is the golf cart included?
  • Is the home itself priced right without the furniture?
  • Would you actually keep the contents?
  • Is the seller using “turnkey” to justify a higher price?

Turnkey can be a benefit—but it should not distract from condition, location, and monthly cost.


Mistake #6: Not checking big-ticket systems early

Before falling in love with the finishes, check:

  • roof
  • HVAC
  • water heater
  • electrical
  • plumbing
  • windows
  • appliances
  • insurance questions

Updated floors and counters are nice.

A solid roof and HVAC system are usually more important.


Mistake #7: Touring without a strategy

Scrolling listings is not a strategy.

A smart search starts with priorities:

  1. Budget and monthly comfort
  2. Preferred village area
  3. Garage needs
  4. Privacy needs
  5. Must-have features
  6. Nice-to-have features
  7. Deal breakers
