Winter is one of the busiest times of year for buyers looking at The Villages®.
That makes sense.
The weather is beautiful.
The lifestyle is active.
The town squares are busy.
Friends and family are visiting.
And a lot of people who have been “thinking about it” for months finally decide:
“This may be the year we buy.”
But here is what I want snowbird buyers to understand:
Do not wait until you arrive to start making decisions.
The buyers who have the best experience are usually the ones who do some homework before they ever step into the first home.
You do not need to have everything figured out.
But you do need a plan.
Start With the Real Question
A lot of buyers start by asking:
“What can I buy in The Villages®?”
That is a good question.
But it is not the first question.
The better first question is:
“How do I actually want to live when I am here?”
Because buying in The Villages® is not just about bedrooms, bathrooms, and square footage.
It is about lifestyle.
It is about your daily routine.
It is about golf cart access.
It is about where you will eat, play, worship, shop, exercise, meet friends, and spend your evenings.
A home may look great online.
But if the location does not fit the way you want to live, it may not feel right after you move in.
Decision #1: Seasonal, Full-Time, or Future Full-Time?
Before looking at homes, decide how you plan to use the property.
Are you buying as a seasonal snowbird?
Are you planning to live here full-time right away?
Are you buying now and moving full-time later?
Are you buying for occasional visits and future retirement?
Each answer changes what you should prioritize.
A seasonal buyer may care more about turnkey convenience and easy maintenance.
A full-time buyer may care more about storage, garage space, office space, medical access, and daily routine.
A future full-time buyer may need to think beyond today and ask:
“Will this home still work for us three, five, or ten years from now?”
That is an important conversation before you buy.
Decision #2: Which Area Feels Right?
Many buyers say they want to be “in The Villages®.”
That is a start.
But The Villages® is large, and different areas can feel very different.
Before you arrive, think through what matters most.
Do you want to be close to a specific town square?
Do you want newer construction?
Do you want mature landscaping?
Do you want to be closer to family or friends?
Do you want quick access to medical offices?
Do you want to be near golf?
Do you want more quiet?
Do you want the busiest part of the lifestyle close by?
There is no one perfect answer.
The right area depends on the way you want to live.
Decision #3: Golf Cart Lifestyle or Car Convenience?
The golf cart lifestyle is one of the biggest attractions in The Villages®.
For many buyers, it is part of the dream.
But not every location gives you the same experience.
Before buying, ask yourself:
How much will I actually use the golf cart?
Do you want to take the cart to dinner?
To golf?
To shopping?
To pools and recreation centers?
To visit friends?
To live music?
Or do you like the idea of a golf cart, but realistically know you will drive your car more often?
That answer matters.
A 10-minute golf cart ride and a 35-minute golf cart ride are not the same lifestyle.
When you come down, do not just tour the house.
Test the routine.
Drive the routes.
Time the ride.
See how it feels.
Decision #4: How Much Maintenance Do You Want?
This is a big one for snowbird buyers.
A home can look beautiful in photos and still have maintenance questions.
Before buying, you need to think about:
Roof age.
HVAC age.
Water heater age.
Windows.
Sliders.
Flooring.
Appliances.
Landscaping.
Exterior upkeep.
Irrigation.
Garage condition.
Some buyers want a home that is fully updated.
Some are fine making improvements over time.
Some want a low-maintenance villa.
Some want a larger Designer home and are comfortable with more upkeep.
The key is knowing your comfort level before you fall in love with the wrong home.
Decision #5: Turnkey or Furnish It Yourself?
Many snowbird buyers love the idea of a turnkey home.
That can make a lot of sense.
You can close, bring your suitcase, and start enjoying the lifestyle quickly.
But “turnkey” can mean different things.
Sometimes it includes furniture.
Sometimes it includes dishes, linens, decor, patio furniture, garage items, and more.
Sometimes there are exclusions.
Sometimes the furniture is useful.
Sometimes it looks better in photos than it feels in person.
So before getting too excited about the word “turnkey,” ask:
What exactly is included?
Then decide whether convenience is worth it — or whether you would rather furnish the home your own way.
Decision #6: How Much Garage Space Do You Need?
Garage space is one of the most overlooked features in The Villages®.
But it can make a huge difference.
Think about what you need room for:
Car or cars.
Golf cart.
Golf clubs.
Bikes.
Tools.
Storage cabinets.
Holiday decorations.
Beach chairs.
Guest items.
Hobby supplies.
Some homes have a standard two-car garage.
Some have a golf cart garage.
Some have a one-and-a-half-car garage.
Some villas may feel tight depending on what you own.
Do not assume it will all fit.
When you tour, stand in the garage and picture real life.
Decision #7: What Outdoor Space Will You Actually Use?
Outdoor living is a big part of Florida life.
But different buyers want different things.
Some want a private lanai.
Some want a courtyard.
Some want a water view.
Some want golf course frontage.
Some want shade.
Some want a simple patio with almost no maintenance.
Some want room for a grill, plants, and guests.
Before buying, think about how you will actually use the outdoor space.
Will you drink coffee outside?
Will you entertain?
Will you grill?
Will you have a dog?
Do you want privacy?
Do you want a view?
Do you care about noise?
Do you care about neighbors seeing into your lanai?
The outdoor space can affect your day-to-day happiness more than many buyers realize.
Decision #8: What Is Your True Monthly Cost?
The list price is only one part of the decision.
You also need to think about the full monthly picture.
That may include:
Mortgage payment, if financing.
Property taxes.
Insurance.
Utilities.
Amenity-related costs.
Bond-related costs, if applicable.
Lawn care.
Pest control.
Maintenance.
HOA or neighborhood-related fees, if applicable.
Two homes with similar prices can have very different monthly costs.
Before you arrive, know your comfort zone.
That will help you compare homes more clearly.
Decision #9: Are You Prepared to Act?
Winter buyers sometimes run into a problem.
They come down.
They look at homes.
They find one they like.
Then they realize they are not ready.
They have not talked to a lender.
They have not figured out cash timing.
They have not discussed what happens with their current home.
They have not decided who needs to be involved in the decision.
They have not talked through their timeline.
That can create stress.
You do not need to rush.
But you do need to be prepared.
If the right home appears, you want to be ready to make a confident decision.
Decision #10: What Are Your Non-Negotiables?
Before you arrive, make two lists.
The first list is your must-haves.
The second list is your nice-to-haves.
Must-haves may include:
Budget.
Location.
Garage size.
Privacy.
Number of bedrooms.
Pet setup.
Golf cart access.
Low maintenance.
Nice-to-haves may include:
Specific flooring.
Paint colors.
Furniture.
Decor.
A certain view.
Updated finishes.
The clearer you are, the easier it is to avoid getting distracted.
My Advice for Snowbird Buyers
Do not come down this winter and just “see what is out there.”
That sounds relaxed, but it usually creates confusion.
Come with a plan.
Know your budget.
Know how you will use the home.
Know your ideal routine.
Know your garage needs.
Know your maintenance comfort level.
Know what kind of outdoor space you want.
Know your must-haves.
Then tour homes with purpose.
That is how you make a better decision.
