If you’re shopping in Lady Lake, condos and townhomes can be attractive because they often promise something buyers want: lower maintenance, convenience, and a lock-and-leave lifestyle.

But before you jump in, you need to compare more than just the list price.

Lady Lake’s overall market has been moving at a slower pace recently, with homes selling after about 82 days on marketover the three months ending May 2026. That slower pace can create negotiating room, but condos and townhomes need a slightly different checklist than single-family homes.


Why buyers consider condos and townhomes in Lady Lake

1) Lower-maintenance living

For buyers who travel, split time between Florida and another state, or simply don’t want a big yard, condos and townhomes can make life easier.

2) Location convenience

Lady Lake is close to shopping, medical, restaurants, major roads, and The Villages® area conveniences. For some buyers, location beats square footage.

  • roof/exterior responsibilities

  • rental restrictions, if that matters to you

Plain English: A lower-priced condo with a high monthly fee may not be cheaper than a slightly higher-priced single-family home.

1) Days on market

Lady Lake homes are taking longer to sell than last year, which can give buyers room to negotiate—especially on listings that are past the fresh-listing window.

  5. How does the total monthly cost compare to a nearby single-family home?
