Especially in The Villages®.
A home can have a beautiful kitchen, great floors, and the right price.
But if the lanai feels exposed, the backyard feels too close, or golf-cart traffic is constantly passing behind you, the home may not feel peaceful after you move in.
That is why buyers need to evaluate the lot just as carefully as the house.
What Are “Kissing Lanais”?
In simple terms, “kissing lanais” refers to homes where the rear outdoor living areas are very close to each other.
You step outside.
Your neighbor steps outside.
And it can feel like you are sharing the same backyard conversation.
For some buyers, that is no big deal.
For others, it is a deal breaker.
The key is knowing what you can live with before you buy.
Why Privacy Matters More After Closing
During a showing, you may only spend 10 or 15 minutes at the home.
Everything feels fine.
But after you move in, you start noticing:
Neighbor windows.
Lanai-to-lanai views.
Road noise.
Golf-cart path traffic.
Afternoon sun.
People walking behind the home.
Golf course maintenance activity.
Noise from nearby recreation or roads.
Privacy is not just about whether someone can see you.
It is about whether the home feels relaxing.
Lot Types That Can Offer Better Privacy
Here are some lot features buyers often prefer.
1. Preserve or natural-view lots
These can feel peaceful and private.
But still check:
Bugs.
Drainage.
Wildlife.
Tree maintenance.
Sun exposure.
A natural view can be wonderful, but it still needs due diligence.
2. Wall or buffer lots
Some homes back to a wall, berm, or landscape buffer.
This can create a more private feel.
Check:
Distance from the wall.
Landscaping quality.
Noise from what is behind the wall.
How the space feels from the lanai.
A wall can help privacy, but it does not always eliminate noise.
3. Corner lots
Corner lots can feel more open.
But they may also have:
More traffic exposure.
More sidewalk visibility.
More yard to maintain.
Different landscaping needs.
Some buyers love corner lots.
Others feel too exposed.
4. Cul-de-sac or low-traffic streets
These can be great for quiet living.
Look for:
Less through traffic.
Less cart traffic.
A calmer street feel.
Potentially better neighbor spacing.
A low-traffic street can make a huge difference in daily life.
5. Golf course lots
Golf-course homes can be beautiful.
But they are not always private.
Check:
Cart path location.
Tee box location.
Green location.
Maintenance access.
Noise.
Golf balls.
How close golfers come to the home.
Some golf-course lots feel open and peaceful.
Others feel like people are in your backyard all day.
What to Check From the Lanai
When we tour, I always want buyers to stand on the lanai and slow down.
Do not just look at the view.
Ask:
Can I see directly into another lanai?
Can another home see directly into mine?
Is there room to add landscaping?
Where does the afternoon sun hit?
Is there road or cart noise?
Is the backyard usable?
Would I enjoy morning coffee here?
Would I enjoy dinner outside here?
That last question matters.
A lanai should feel like a place you want to use.
Can Landscaping Fix a Privacy Problem?
Sometimes, yes.
Landscaping can help with:
Visual screening.
Softening views.
Creating a more peaceful outdoor feel.
But landscaping does not fix everything.
It may not solve:
Noise.
Cart path traffic.
Homes sitting too close.
A bad sun exposure.
Golf-course activity.
So do not assume you can fix every privacy issue later.
Buyer Mistake to Avoid
The biggest mistake is focusing only on the house.
Buyers often say:
“We can fix the inside.”
That is true.
You can update floors.
You can paint.
You can change counters.
You can replace appliances.
But you usually cannot change the lot.
The lot is the lot.
So choose carefully.

Do I want privacy or activity?
Would I rather have a view or seclusion?
Do I mind seeing neighbors from the lanai?
Do I want morning sun or evening shade?
Would golf-course activity bother me?
Would golf-cart traffic bother me?
Can landscaping realistically solve the issue?
These answers help prevent buyer regret.
