If you’re shopping in The Villages®, the #1 mistake I see is buyers comparing homes by list price only.
In this market, two homes with the same price can have very different monthly ownership costs depending on fees, bond/district charges, insurance factors, and big-ticket systems.
Here’s the simple “locals” method to compare homes the smart way.
The 5-line monthly cost worksheet (use this every time)
When you’re comparing two homes, fill in these five lines:
- Mortgage payment (if financing)
- Property taxes (estimate + verify)
- Homeowners insurance (roof age matters a lot in Florida)
- Amenity fee / community fees (The Villages® lifestyle costs)
- Bond / district-type charges (varies by home/location)
✅ The winner isn’t always the cheaper price — it’s the home with the best monthly comfort + lifestyle fit.
The 4 “gotchas” that change monthly cost fast
1) Roof age (insurance + peace of mind)
Even a great house becomes expensive if insurance options tighten. Roof age and condition can change your monthly cost quickly.
2) Bond / district charges
You’ll hear “bond paid” or “low bond.” That can change your monthly/annual cost enough to matter. Two similar homes can feel totally different financially.
3) Garage setup (golf cart life)
In The Villages®, garage function matters. A true golf cart garage or bay can be a daily convenience and a resale advantage.
4) Turnkey vs not
